Responsibilities

Responsible for physical plant operations of large senior housing and healthcare campus to include: safety and security systems; maintenance and repair activities; buildings and grounds; housekeeping; and contracted services in accordance with current federal, state, and local standards/regulations and company policies.

  • Leads and directs a team of supervisors and frontline associates in the areas of maintenance and housekeeping (and security and transportation, as applicable), to include: hiring, training, directing workflow, evaluating performance, resolving disciplinary issues, and terminations.

  • Ensures compliance in multiple areas to include mechanical, electrical, fire & safety, plumbing, and waste management. Responsible for maintenance of all campus interiors and exteriors (in mid-rise and garden homes/cottages), grounds and maintenance, and parking areas

  • Directs the maintenance and upkeep of buildings and grounds through maintenance staff. Ensures inspection of completed work projects in accordance with company standards, policies, and in accordance with regulations. Ensures TELS building platform is utilized to track all life safety tasks, manage assets, and schedule maintenance service and repairs accurately and timely.

  • Ensures life safety components in all products, to include fire and disaster drills, are practiced.

  • Responsible for campus project management and ensures projects are bid competitively and are completed within budget.

  • Builds strong partnerships with key internal stakeholders to ensure a collaborative approach to meeting department and community goals and initiatives.

  • Oversees facilities’ budget including developing long range, five-year campus plan. Manages capital expenses for asset management projects. Meets regularly with the Director of Financial Services to review monthly financials, project expenses, UTOs, and vendor billing.

  • Keeps current on regulatory requirements for all lines of business (i.e. skilled nursing, memory care and assisted living) as well as, state and local laws and requirements including but not limited to: federal building codes, SDS, OSHA, EPA regulations, and fire codes. Identifies needs, plans and implements preventative maintenance programs to meet all compliance measures.

  • Develops and maintains positive vendor relations to meet the needs of the community. Ensures insurance, licenses, and permits are current. Manages/negotiates vendor contracts and ensures performance expectations are met.

  • Responds appropriately to resident or community emergencies by assisting as needed and/or assigning team members to respond.

Qualifications

Education and ExperienceA minimum of five to seven years progressively responsible experience in a multi-building campus required. Minimum of 5 years of supervisory/leadership experience required. Associate’s Degree or equivalent education required. Degree in engineering or related field a plus. Experience in senior living strongly preferred.

Certifications, Licenses, and Other Special RequirementsValid State Driver’s License required for vehicle travel, as needed.

Management/Decision MakingApplies existing guidelines and procedures to make varied decisions within a department. Uses sound judgment and experience to solve complex problems based on precedent, example, reasonableness or a combination of these.

Knowledge and SkillsPossesses extensive knowledge of a distinct skill or function and a thorough understanding of the organization and work environment. Has working knowledge of a functional discipline.

$62,490.00 - $82,000.00 / year
