Maintenance Mechanic III Responsibilities: Perform unskilled and semi-skilled maintenance and repair tasks on buildings, apartments, grounds, and equipment. Performs minor building/grounds maintenance such as removing and replacing glass from windows, hardware replacement or repairs, shades, screens, doors, walls & floors. Assists in preparing vacant apartments for rentals. Groundskeeping. Snow removal. Trash removal. Perform repairs to water closets and drains, usually consisting of unplugging them and freeing them for normal use. Assist maintenance department wherever needed, including driving a truck, lifting, loading and unloading heavy objects such as stoves and refrigerators into and out of trucks and apartments. Perform other job-related work as required. Qualifications: General knowledge of building maintenance. Ability to read and understand written instructions. Ability to follow oral instructions. Ability to deal effectively with other co-workers and tenants. Ability to use and operate hand and power tools. Ability to prepare work orders and time sheets. Ability to work in unpleasant conditions such as snow and rain storms, infested places, cold and heat. Ability to lift/upload/move/handle objects up to 50 pounds; ability to squat, kneel, bend, stoop, reach, crawl, climb stairs and ladders. Valid driver\'s license is required.
