Job Title: Maintenance Supervisor

Full-Time position: 40 hours per week

Schedule: Monday - Friday, 8:30 am - 5:00 pm

Salary: $65,000 - $75,000 based on experience

The Maintenance Supervisor is responsible for performing and overseeing the maintenance, repair, and replacement of building systems and equipment within assigned residential building(s) (Mutual) that comprise the Leisure World community. This includes HVAC, plumbing, electrical, utilities, elevators (as applicable), fire alarms, sprinklers, standpipes, hot water heaters, electric door answering systems, garage gate arms, and other essential building systems. The role requires hands-on repairs, proactive preventive maintenance, and effective coordination with staff and contractors to ensure all systems operate efficiently and safely.

Leisure World of Maryland Corporation (LWMC) the property management company for Leisure World of Maryland a private, age-restricted community comprised of 29 housing associations and 8,000 residents located in Montgomery County, Maryland seeks a full-time Maintenance Supervisor.

Essential Functions and Basic Duties of the position:

  • Conducts daily, weekly, monthly, semi-annual, and annual inspections of building systems and common areas, addressing or coordinating repair as needed.
  • Follows a structured preventative maintenance program to extend equipment lifespan, reduce unexpected failures, and ensure safety and reliability of building systems.
  • Ensures common areas and building exteriors are well maintained, including cleanliness, painting, and property labeling of mechanical equipment such as piping and pumps.
  • Prioritizes, executes and oversees repair needs for building systems, including plumbing, HVAC, electrical structural repairs, ensuring urgent repairs are completed within 24 hours.
  • Communicates with maintenance support staff to identify and address ongoing building issues.
  • Maintains the engineering office in a clean, organized and secure condition.
  • Provides on-call emergency coverage and backup support as required to ensure building systems always remain operational.
  • Conducts weekly emergency generator test and coordinates quarterly/annual fire alarm system tests per Montgomery County regulations.
  • Manages state-mandated inspections for elevators and boilers.
  • Assists in supervising and coordinating contractors performing capital improvements and maintenance projects on-site.
  • Locates and maintains all common area shut-off valves.
  • Investigates leaks and drain blockages in common areas.
  • Assesses backups occurring in units. Ensure backups are addressed and advises residents when caused by misuse.
  • Ensures that plumbing stacks are snaked annually.
  • Ensures that all utility meters are read daily and logged.
  • Maintains detailed records of all maintenance activities, including dates, findings and corrective actions taken.
  • Maintains file(s) on all design drawings, mechanical equipment, appliance information, and warranties on roof, mechanical systems, etc.
  • Maintains updated inventory of parts and supplies, ordering replacements as needed to ensure uninterrupted operations.
  • Directs and assigns daily tasks to the on-site Maintenance Assistant, ensuring that maintenance operations run efficiently.
  • Provides guidance, oversight, and support to the Maintenance Assistant for repairs, inspections, and preventative maintenance tasks.

Education:

High School Graduate or General Education Degree (GED); and three years in the maintenance field or a related field.

Years and Type of Experience:

Minimum of three (3) years experience

Knowledge and Skills:

  • Ability to perform minor repairs and routine maintenance on building systems, (e.g., plumbing, HVAC system) while accurately diagnosing issues that require major repairs or contractor int rvention.

Ability to work independently and take initiative in completing tasks efficiently.

Ability to prioritize tasks, manage multiple projects simultaneously, and meet deadlines, especially in high-demand or emergency situations.

Ability to read and interpret wiring diagrams, schematics, drawings, and blueprints to guide maintenance and repairs.

Knowledge of HVAC, plumbing, electrical systems, fire alarms, elevators, sprinklers, boilers, and other common systems found in residential buildings.
