What this job involves: This role places significant emphasis on the maintenance, troubleshooting, and repair of facility equipment and systems. It is a hands-on position that requires individuals to possess extensive technical expertise in HVAC and refrigeration maintenance and troubleshooting. The person in this role must be available for on-call work and be willing to perform additional duties when necessary. Additionally, proficiency in multiple skills, such as pipe fitting, plumbing, and electrical work, is essential to effectively complete daily and weekly assignments. It is important to note that this position will also involve responsibilities across multiple buildings.What your day-to-day will look like:
Oversee the operation, repair, preventive maintenance, and installation of piping and valves related to plumbing systems.
Perform preventive maintenance on all base building and critical system equipment.
Understand the engineering design and operational aspects of building and critical support systems and components.
Quickly recognize system shortcomings, troubleshoot, and respond to operational and emergency situations.
Check malfunctioning equipment and determine necessary corrective action to restore satisfactory operating condition.
Analyze the operation of various systems, identify causes of problems/malfunctions, and take corrective action as required.
Maintain comprehensive system documentation in the CMMS for all repairs or changes made to systems and equipment.
Monitor and make preemptive adjustments on refrigeration equipment, heat exchangers, HVAC, electrical systems, emergency backup systems, hot water systems, chilled water systems, boilers, pumps, valves, piping, filters, and other mechanical and electrical equipment.
Perform preventive maintenance on all base building and critical system equipment, including preparation, task completion, clean-up, tool return, and reporting any equipment issues to the Maintenance Manager.
Install and repair plumbing/piping/tubing, motors, operating parts, etc., including pumps, air compressors, heat exchangers, bearings, seals, valves, filters, and associated controls.
Maintain and order necessary tools and supplies for installations and repairs.
Comply with departmental policies for the safe storage, usage, and disposal of hazardous materials.
Ensure proper and timely completion of assigned tasks.Location: Onsite, Multiple Locations, 100 Nassau Park, Princeton NJ 08540
3551 Lawrenceville Rd, Lawrence Township, NJ 08648Supporting 3 Facilities that are 6 minutes apart.(Will rotate week to week between Princeton Pike, Nassau Park and Roszel Road facilities.)Work Schedule: 7:00 AM to 3:30 PM, Monday through Friday.Desired or preferred experience and technical skills:
Desirable to have prior experience working in a life sciences Bio-Pharma environment.
At least five years of experience in maintaining and repairing HVAC equipment and related building systems.Required Skills and Experience:
Valid HVAC trade license and universal EPA certification required.
Strict adherence to standard safety codes and practices.
Proficiency in desktop computing systems and building automation systems, including Microsoft Office and Excel.
Compliance with safety equipment (PPE) requirements as appropriate
Participation in the On-Call rotation.
Availability to respond to emergencies during off-hours in a 24/7 operation.
Exposure to piping/plumbing systems and mechanical systems.
Strong interpersonal skills and effective communication abilities in both oral and written reports.
Ability to lift up to 50 lbs.
Willingness to perform overhead work and work at heights.
Capability to work on roofs of buildings.#HVACjobs
