NBC Universal Senior Manager, Construction - Asset Management Programs in Orlando, Florida

JOB SUMMARY:

Provide construction leadership during all phases of construction for all projects that are included in the AMP portfolio so that they are completed on time, within budget, and meet the project objectives. Responsible for achieving all construction objectives, driving solutions to construction problems, the proper sequencing of materials and equipment in support of the construction schedule, developing and maintaining positive working relationships with building department officials and all other AHJs, contractors, vendors and all other entities involved with the project execution. Facilitate good partnership with all stakeholders on each project. Mentor direct reports and all other AMP construction personnel in all aspects of this role.

MAJOR RESPONSIBILITIES:

  • Construction Phase: Oversees the relationships with general contractors, subcontractors, local building officials and all other AHJs. Verifies all inspections from the AHJs are completed and passed. Ensures compliance with environmental, health, safety, and all other regulations relevant to the performance of the work. Conducts ongoing quality inspections. Drives the construction schedule so that all milestone dates are achieved. Proactively works to identify and mitigate items that create schedule and/or financial risk to the project. Manages all required construction management processes including, but not limited to, RFI’s, construction schedule, shop drawings, directives, submittals, punch lists, and other documents as required. Provides regular periodic project updates to leadership. Performs checklists and reports that aid in controlling aspects of the construction process. Provides leadership and mentorship to Team Members of these responsibilities.

  • Bid/Award Phase: Assists in the preparation of Request for Proposals. Reviews all documentation required for site access, lay down and other logistics for the contractors and vendors for review by project management. Assists in the response to questions for the RFP. Assists in the final evaluation and recommendation process of bids and proposals.

  • Closeout Phase: Oversees, manages, and resolves punch lists and close out processes. Obtain all final inspection documentation from all AHJs. Reviews final submittals for accuracy and completeness. Assists in the preparation of an overall project post-mortem.

  • Pre-Construction Phase: Gains familiarity with the project concept and monitors the development of construction documents. Assists with the pre-qualification and evaluation of potential construction vendors. Works with general contractors, subcontractors, vendors, etc. to maintain an appropriate site/construction sequence and logistics. Verifies that all entities that perform work on site have met all documentation and insurance requirements. Works with general contractors in setting up mock-up and samples area, as required. Develops site lay down and access plan each project.

  • Design Phase: Assists with review of all various design phase submittals from all consultants. Reviews design documents for constructability, completeness, errors, and coordination; provide written comments. Reviews existing facility to identify potential issues that need to be addressed by the contract documents. Attends design progress review meetings. Provides recommendation for value engineering alternatives if requested.

  • Understands and actively participates in Environmental, Health & Safety responsibilities by following established UO policy, procedures, training and team member involvement activities.

  • Performs other duties as assigned.

    EDUCATION:

Bachelor’s degree in Engineering and/or Construction Management, or a related field is required.

EXPERIENCE:

  • 9+ years’ relevant construction/project management experience.

  • Previous experience with turnkey projects, specifically within the theme park/entertainment industry is preferred,

  • or equivalent combination of education and experience.
