Title of Position : Director, Real-estate Development

Reports to: Assistant Vice President, Real property management

Positions reporting to this position: Real-Estate Development property manager

Salary : $90k – 130k (exempt)

Purpose of the Opportunity

Reporting directly to the ­­AVP, the Director, Real Estate will lead Win’s efforts to develop and sustain transitional, affordable housing and permanent supportive housing throughout New York City. The successful applicant will have not only a demonstrable interest in and understanding of real estate finance and risk management, but also a passion for the mission-oriented field of affordable and supportive housing. The applicant must have strong analytical and financial acumen, be a strategic thinker with a strong degree of initiative, have excellent presentation and organizational skills, and the ability to effectively juggle multiple priorities while maintaining attention to detail. The candidate must have solid experience in affordable and transitional housing and be able to work effectively within a collaborative team approach.

Key Accountabilities

Real Estate Project Management

  • Act as the primary conduit for translating real estate matters into budgets, schedules, site designs, and project constraints, reviewing various phases of site plans to ensure any title and survey matters are correctly reflected on project development plans, schedules, and budgets.

  • Work cross-functionally with Real Estate, Development Engineers, Development, Permitting and Construction teams from project inception through completion to help identify and resolve real estate matters.

  • Subject matter expert reviewing title reports and surveys in connection with real estate agreements and site plans, including mineral rights documents, chains of title and vesting matters.

  • Effectively identify title issues, proactively develop, and implement resolution strategies with third party vendors.

  • Ensure properties are well-maintained, safe, and compliant with regulatory requirements.

  • Coordinate routine maintenance, repairs, and capital improvement projects.

  • Develop and implement preventive maintenance programs to extend the lifespan of assets and minimize disruptions.

  • Stay abreast of federal, state, and local regulations governing real estate operations.

  • Strategize with the Real Estate and legal teams to create best practices that inform future projects in the Real Estate portfolio.

  • Create action item calendar and implement actions such as lease renewals and extensions in advance of deadlines.

  • Negotiate lease renewal options with lessors and draft or modify agreements.

  • Manage the review of legal documents, development deals, board materials, appraisals, and other commercial and housing related functions.

  • Identify, communicate, and mitigate risks associated with real estate matters affecting greenfield development.

  • Coordinate and review ALTA Surveys with land surveyors, title companies and legal counsel, as well as negotiate title insurance coverage.

  • Identify, coordinate, and review legal descriptions and plats associated with project real estate documents and project site plans.

  • Conduct analysis, coordination, and procurement of crossing consents and crossing agreements with third parties, including conveying, and drafting compliance requirements to Construction team and contractors.

  • Manage and maintain budgets, scopes of work and invoices for real estate consultants.

  • Interact with land agents, customers, investors, and other counterparties to support origination and development activities

    Financial Planning

  • Review and analyze all financial details of Win’s real estate portfolio; provide timely feedback and reports relative to current, new, and prospective properties.

  • Present the health of Real Estate and Property Management portfolio to Win’s Board, Senior Management, and other designated parties. Prepare and manage property budgets, forecasts, and financial reports.

  • Monitor expenses, rental income, and cash flow to maximize profitability.

  • Negotiate vendor contracts, service agreements, and lease terms to optimize financial performance.

  • Lead financial oversight of the property portfolio to ensure compliance with financial agreements including the tracking of rent, PILOT payments and compliance monitoring within ESD’s commercial and residential portfolio.

  • Support the Real Estate, Project Finance, and Legal teams to prepare, review and finalize all real estate documentation required for construction financing and asset sales

    Qualifications

  • Bachelor’s degree in Business, Finance, Real Estate or Law.

  • 5 years+ years of management experience in the financial and operational functions of a complex non-profit real estate management program .

  • Strong financial acumen related to managing large capital projects.

  • Experience coordinating transaction closings preferred: opening escrow accounts, preparing draft agreements, coordinating signing of closing documents with counterparties and reviewing settlement statements.

  • Ability to read and interpret blueprints

  • Experience in negotiation, preparation, and modification of property leases and other real estate contracts and documents required

  • Advanced project management skills and ability to effectively communicate with all levels of employees and managers

  • Excellent communication skills and ability to develop trusting, and collaborative professional relationships with partners

  • Proven success leading and mentoring teams
