About the role

Owners Representative / Project Manager manages all aspects of enterprise-sized data center infrastructure construction projects. Must possess demonstrated ability to oversee vendor compliance to construction agreements, while also having the ability to manage the overall project budget & schedule for large, complex projects

What You’ll Do

Preconstruction

  • Create and establish the Master Project Schedule, based on the Critical Path and Key Project

  • Milestones, then update and enforce team compliance during project life.

  • Create and establish the Master Project Budget, including soft costs and hard costs, bonds, insurance, contingencies, allowances, etc.

  • Contractor pre-qualification, bid solicitation, bid analysis and recommendations

  • Contract negotiation

  • Value Engineering - Value Engineering – proactively identify ways to perform work more efficiently, effectively, and for less money

  • Project Cash Planning and Cash flow projections

  • Assist client in identifying, scoping, buying-out and scheduling of all Owner-direct vendors and consultants, including internal vendors (IT, security, etc.)

Construction & Project Administration

  • Oversee and supervise Hardware upgrades, Migration events, Fiber Optic and Copper Cable Installation, Patch Panel and Distribution Frame Installation, Termination, Splicing, Certification and Documentation.

  • Report to the owner with regular updates that could include blocker reports, meeting minutes and provide process documentation through various tools while also holding SME's and key players to agreed deliverable timelines, task assignments and engagement SLA's.

  • Work with partner teams to develop hardware and backbone cabling solutions including penetration points, conduit (innerduct), cable management, proper configuration and deployment of power distribution units, fire suppression and cooling units within the data center and from outside plant.

  • Help lead partner teams in the design and engineering of cable and DC infrastructure, components, vendor management, Data Center design, and publish SOP's and MOP's.

  • Work with Fiber Optics (MP, MTP, Single Mode, Multi Mode), Ethernet cables, patching solutions, and special technology related installations that include termination, fusion splicing, porting, certification, design, procurement, delivery, cut sheet preparation, rack / stack configuration, invoicing, estimations, forecasting, vendor management, project cost control, development and close out including permit to operate and install.

  • Manage General Contractor

  • Cost Management / Change Control, including invoice review, change order review, negotiations, recommendations, and delay analysis

  • Value Engineering

  • Budget Management and Tracking

  • Schedule monitoring, tracking and analysis

  • Document control (track and coordinate addenda, bulletins, new drawing sets, clarifications, etc.)

  • QA/QC assistance- supervise consultants as needed

  • Coordination and management of all Owner-direct vendors, consultants and internal Vendors

  • Regular updating of Master Project Budget, Schedule and Project Cash Flow through life of project

  • Commissioning: Oversee the Commissioning Plan and the Commissioning process to completion and final reporting

Close out / Fit Up

  • Initiate and oversee the entire close out process prior to project completion, typically two to three months in advance

  • Know the 5 levels of Data Center Commissioning,…enforce compliance to those 5 levels.!

  • Establish close out documentation requirements. Collect and track receipt of all close out documents until completion, including warranties, “as-builts”, O&M manuals, etc.

  • Assist A/E team with entitlements/ permitting and occupancy with local government.

  • Manage punch list, substantial completion and final completion process

  • Negotiate, resolve and close out any outstanding change orders, quality issues or disputes

  • Assist client in scheduling, coordination and management of all Owner-direct vendors, consultants and internal vendors, including furniture, IT, security, etc.

What you’ll need

  • Bachelor's degree (BA/BS) and a minimum of 3-5 years of telecommunications/security project experience or 7 years of related experience in lieu of a degree.

  • Technical Project Management or Coordination with MEP is required and low-voltage experience is preferred.

  • Experience with project management mission-critical, industrial facilities, commissioning, upgrades, and retrofits.

  • Experience with Google Docs, Sheets, Slides, Drive, Drawings, Meet, etc.

  • BICSI RCDD, OSP, PMP, RTPM, and/or BICSI TECH Certifications (preferred).
