Job Title: Property Maintenance Manager
Job Description
The Property Maintenance Manager will be responsible for managing and performing hands-on work, as well as overseeing a team of 3-4 maintenance technicians. This role includes executing property repairs such as light HVAC, electrical, plumbing, drywall repair, painting, carpentry, concrete, and appliance repairs. The Manager will also handle apartment turnovers, which can exceed 100 in a short period. Additionally, the Manager will be responsible for building warranty and preventative maintenance schedules, determining what can be repaired in-house or needs to be completed under warranty.
Responsibilities
Oversee and manage a team of 3-4 maintenance technicians.
Perform property repairs including light HVAC, electrical, plumbing, drywall repair, painting, carpentry, concrete, and appliance repairs.
Handle apartment turnovers, potentially exceeding 100 in a short period.
Create and manage warranty and preventative maintenance schedules.
Determine what repairs can be handled in-house versus those needing warranty completion.
Essential Skills
Supervision and property management experience.
Experience in property maintenance management, especially with multi-family units of 100+.
Skills in building maintenance, repair, plumbing, HVAC, hand tools, electrical work, appliance repair, painting, and drywall.
2+ years in a property maintenance manager role.
Valid Driver's license with a clean MVR.
Ability to live within 30 miles from the site for emergency calls.
Additional Skills & Qualifications
Experience with carpentry, concrete, and drywall.
Ability to perform light electrical, HVAC, and plumbing repairs.

Work Environment
The role involves working between multiple buildings in all types of weather conditions, with tasks performed both inside and outside. The maintenance team consists of 5 people. The standard working hours are 8:30 AM to 5:00 PM, with an expectation of overtime during the busy season (May-August), averaging about 10 hours per month. On-call rotation is required, typically one week out of every five, with adjustments made for significant on-call work. Weekend work is primarily during the turnover season, especially when turnover dates fall on weekends.

Pay and Benefits
The pay range for this position is $65000.00 - $75000.00/yr.
