Purpose of the role;

To effectively supervise and maintain the day-to-day operation of the sites BMS, ensuring the effective and efficient operation of the BMS, associated supply partners and plant. To guarantee QHSE, Environmental conditions, KPI’s and operational compliance are adhered. To ensure constant high level service delivery is maintained and PPM and reactive task are completed on time within customer SLA. Working alongside Regional Engineering Manager to help delivery and quote extra works projects in line with CBRE Standards.

Key Responsibilities;

  • Supervision of the sites BMS in accordance with CBRE’s, the clients and the manufacturers specification

  • Trade qualified in BMS, Mechanical or Electrical Discipline

  • Willing to be hands on to enable to assist the team in providing a best-in-class service

  • Ensure that routine maintenance is carried out to all building plant equipment and systems to meet and exceed expectations, and agreed service level agreements, Includes statutory obligations

  • Respond to Building Management System alarms, and effect emergency repairs as needed

  • Show diligence in safe working both for themselves and occupants of the premises

  • Ensure that suitable spares are available to carry out maintenance of the above plant

  • Ensure that comprehensive maintenance records are kept, and that site log books along with shared drive are in audit ready order

  • Ensure that Method Statements and Risk Assessments are prepared for all tasks carried out to ensure safe working practices

  • Ensure the provision of a safe & healthy working environment, and ensure compliance with all Company policies and procedures, as well as client site policies, procedures and working arrangements, as required

  • Ensure a professional image of CBRE is presented to clients and visitors, and ensure excellence in customer service is delivered and always promoted.

  • Ensure that professional and technical skills are maintained through a commitment to personal development and life-long-learning .

  • Compliance with and record keeping using CAFM system.

  • Prioritising and delegating reactive and Planned Preventative Maintenance tasks to shift teams ensuring optimum levels of service delivery are being achieved.

  • Advising the Contract Manager of any potential risks and non-compliance.

  • Utilising Help Desk and PPM systems to monitor BMS & supply partner performance and ensure service delivery.

  • Working with The British Library Estates team team to produce specs for extra works projects and aiding The Contract Manager in efficiently Quoting works ensuring best value is achieved through CBRE preferred supply chain.

  • Working with The British Library teams to ensure compliance with Internal and External Audits.

  • Constantly looking for optimisation and energy saving improvements for the site BMS.

Accountabilities;

  • Reporting to a CBRE Contract Manager

  • Accountability to the CBRE functional heads, as appropriate.

  • Accountable day-to-day to the relevant client contacts.

  • Responsibility for the British Library BMS and indirectly for relevant sub-contractors.

  • Accountable for the compliance of the PPM and updating of Statutory CBRE Log Books.
