The Vice President (VP) - Land Development (VPLD) has comprehensive responsibilities related to forward planning, oversight for all land development approvals, development, and onsite amenity design/construction. Oversee and manage all Land Development personnel, ensuring each are executing their specific land development functions of analyzing, estimating, and developing new lots and land positions. Works directly with the VP of Land Acquisition (VPLA) on coordination of DD information for the formation of Proformas. Responsible for recruiting, hiring, evaluating, training, developing, and retaining a highly productive and engaging Land Development Department; will also lead each development team to coordinate with engineers, attorneys, land planners, developers, and other consultants to help acquire and develop land opportunities for our intended purpose.

Responsibilities:

  • Play an integral role in the creation and review of the annual Unit Development Plan (UDP) defining timing, amenity design/construction management and pricing goals associated with Horizontal and Amenity development. Support the Company’s overall strategic plan by region; ensures general market research focuses on trade base, and competition; ensures that development policies, internal control procedures and practices are well understood and complied with by entire department. Lead the regularly scheduled Budget Review process with Accounting to ensure alignment with the organization goals.

  • Facilitate the preparation of (and submittal to the VP of Land Acquisition) project submittals, feasibility packages associated to development recommendations, financial analysis, risk mitigation measures. Manages agreements and other related legal documents including development contracts; reviews the entitlement process, tracks development status, including weekly transaction milestones by project by team; briefs management and market teams on targeted development milestones; manages budgets and expenditures throughout the life of all jobs.

  • Leads Final entitlements, Civil drawing creation, Final Subdivision Plat creation, Amenity design and construction documents as well as manages all land development and vertical amenity construction activities. Leads final turnover of all assets at completion to Property Management and any bond releases and warranty associated. Coordinates with VPLA on prelim plats and takes lead of all project aspects after Tentative/Preliminary plat approval.

  • Manages trade base and develops trusted relationships with a network of industry contacts including municipal employees, developers, and contractors in the general markets; monitors economic and industry trends; helps identify growth opportunities for each market.

  • Oversees the activities of the team; manages, trains and coaches’ individual employees while guiding them to reach their potential and providing constructive feedback for employee development; reviews incoming candidate resumes, interviews, and strategically hires new team members based on department staffing needs.

    Requirements:

  • Bachelor’s degree in Construction Management, Business, Finance, or Real Estate highly preferred.

  • Minimum of ten (10) years of progressively responsible experience in real estate transactions experience with a preference for property valuation/appraisal, trustee sales, and escrow transactions.

  • Minimum of five (5) years of supervisory experience managing direct reports required.

  • Valid driver's license required.

  • MBA preferred.

  • Ability to manage multi-state development activities which include, but are not limited to, reviewing real estate contracts, land use, zoning permitting, environmental permitting (endangered species, Army CORP, wetland delineation & wetland mitigation, etc.), traffic studies, impact fee analysis, concurrency analysis, fair share agreements, municipality developer agreements, site plan design, civil engineering design, portfolio land management, Ad Valorem Taxes, CDD/MUD/SID/LID formations and management, HOA formations and management, management of outside consultants (engineers, architect, etc.), management of horizontal construction operations that correlate to the established design/grading criteria (lift station construction, direction drill activities, rock blasting removal, off site road improvements, water & force main installation, storm water management systems including underground pipe installation and storm pond construction, storm water pollution prevention plans, grading, traffic signals, wetland restoration, AIA Contracts, Monthly Pay Applications, amenity vertical construction oversite, etc.).

  • Working knowledge of Microsoft Office (Excel, Word, Outlook) a knowledge of Microsoft Dynamics CRM a plus.

  • Excellent verbal and written communication, leadership, problem-solving, planning, budgeting, and financial analysis skills.

  • Strong relationship management, people management, employee development and conflict resolution skills.

  • Must be able to manage multiple deadlines.

  • Must be able to use discretion and independent judgement.

  • Must be able to implement process improvement changes.

  • Must be able to work in a team environment.

  • Must be detail oriented.

  • Must be able to adapt and flex to a changing environment.
