Position Summary:

This position will be responsible for achieving the lowest vacancy factor possible with the highest rental income for all assigned properties by contracting prospective tenants, negotiating leases in conjunction with legal department and property managers, and obtaining signed leases from tenants for approval by Landlord. This is a part-time role and will be scheduled for 20 hours per week.

Essential Duties and Responsibilities

  • Seek out and develop relationships with potential tenants for Kraus-Anderson properties.

  • Review all leases with Property Managers, Legal Department, and Vice President of Leasing before submitting to tenant for signature.

  • Complete and submit monthly Leasing Report to update leadership on established annual goal.

  • Timely submit reports regarding of any overnight travel including persons contacted, company and meeting results.

  • Negotiate new leases to obtain lowest possible vacancy factor with the highest income possible.

  • Review each assigned property with leadership as to what tenants are coming up for renewal, the type of new tenants that should be sought and what rental rates should be achieved for the spaces.

  • Interface with the Property Manager to ensure smooth coordination and transition with new tenants.

  • Build relationships with Real Estate brokers.

  • Performs other duties as assigned. to 3 years of experience in commercial property management with financial/analytical, tenant relations, and strategic planning skills

Knowledge, Skills and Abilities:

  • Must have 5+ years’ experience in leasing of office buildings, shopping centers, and other properties.

  • Demonstrated computer proficiency (MS Office – Word, Excel, PowerPoint, and Outlook).

  • Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers using phone, text, and email.

  • Ability to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service.

  • Ability to use time productively, maximize efficiency and meet challenging work goals.

  • Ability to maintain compliance with all company policies and procedures.

  • Ability to possess and maintain exceptional work ethic as well as uphold company values and demand the highest standard of conduct from self and others.

  • Excellent follow-up both internally and externally.

  • Willingness to take on new challenges.

  • Ability to work independently with minimal supervision.

Other:

  • Valid Driver's License and ability to maintain a satisfactory Motor Vehicle Record that meets KA Realty’s standard requirements.

  • Real Estate license required (if required for state and property Leasing Agent is assigned to).

  • Travel approximately up to 75%
