The Building Maintenance Manager is one of two (2) such incumbents who hold this position. Between them, they oversee the activities of the Building Maintenance Mechanic-Electricians as they work in approximately one hundred (100) of the Tollway\'s buildings. The Building Maintenance team maintains the operational readiness of electrical, natural gas, water, heat, ventilation, air conditioning and other lesser building systems as directed and as need dictates. Oversees the inventory clerk to ensure accurate maintenance of an appropriate level of inventory as well as timely entry of work orders in the Sun System and invoicing/ordering in SAP. The Building Maintenance Manager is responsible for maintaining building systems that range in age from current to as many as forty-five (45) years old. Availability of parts of older systems and the need for a broad knowledge base in technicians make training and planning a major challenge. The Building Maintenance Manager interacts with personnel throughout the Tollway at varying levels in the performance of his job. Provides input into the JOC (Job Order Contracting) Program and coordinates contract repair maintenance with in-house and external contractor activities.

1. Maintains building systems to ensure operational readiness of all building systems andcomponents.
2. Accountable for accuracy and security of a \$125,000 parts inventory at his location as well asthe safety and operation of the Authority vehicles and tools in his charge.
3. Responds to emergency repair needs on a twenty-four (24) hour basis in an appropriate fashion of as directed.
4. Provides input into Annual Budget Preparation.
5. Performs Annual/periodic inspections of Building Maintenance systems and makesrecommendations for improvements, repairs, modifications and upgrades.

6. Performs Annual Performance Evaluations of subordinate personnel.
7. Establishes preventative maintenance focus to Building Systems to optimize productivemaintenance.
8. Coordinate and cooperate with others as necessary to accomplish common or overlappingprojects or tasks.
9. Works closely with the Facility Services Managers\' Secretary on all aspects pertaining to theirjob.
