The Rocker Opportunity:

The Vice President of Central Operations role offers a dynamic and strategic leadership opportunity, where your vision will help shape and drive the successful execution of innovative programs and strategies. This role is crucial in steering operational, financial, and business excellence across an assigned portfolio. You will leverage your expertise to maximize the potential of our diverse portfolio, while fostering the growth and development of your team supporting the Mission Rock way.

As Vice President, you will oversee all property-related activities throughout the Central region, including operations, financial planning, team development, and support Mission Rock’s innovative marketing efforts. You will manage a team of Regional Managers and directly oversee a specific number of properties, ensuring alignment with our overarching business objectives. Additionally, this role plays a pivotal part in business development, both in terms of acquiring new clients and expanding our company's footprint.

Leadership Responsibilities

  • Lead the Property Management operations and performance for the respective territory.

  • Communicate with property Principals/Asset Managers or Appointed Owner Representatives regarding property and market trends, issues, events and opportunities as appropriate.

  • Partner with support departments, including Accounting, Data Analytics, Finance, Human Resources, IT & Software Support, Learning & Development, Marketing, Operational Compliance, Revenue Management, and Team Member Engagement to ensure all field and regional positions are effectively trained in accordance with Mission Rock Residential’s standards.

  • Continually monitor property operating and financial performance through the year. On an ongoing basis, develop and implement adjustments to strategic and operating plan, as appropriate.

  • Embrace, embody, and uphold the Mission Rock culture, including the mission statement, values, Mission Rock T.R.U.S.T.

  • Communicate effectively and transparently, ensuring cohesion and alignment between portfolio execution and company vision.

  • Collaborate with support departments and other regions for unified and consistent operations.

  • Lead by example by adapting innovative change while effectively communicating feedback to better operational and company execution.

  • Create activities to ensure that the operating plan is being carried out and Mission Rock’s objectives, culture and Core Values are being satisfied regarding property maintenance, resident service, supplier/contractor relations, competitive pricing of goods and services, staff development, and other property management disciplines.

  • Review individual property position and performance compared to competitors. Work with Regional Managers and Property Managers to analyze effective rental structure at all assets.

  • Develop and empower a strong understanding of the real estate markets within the area of responsibility, including trends (both real estate and general economic), activities, developments, significant transactions, and major players, within the team.

  • Utilize a hands-on and empowering-excellence management and leadership style to mentor members of the team with the goal of continually optimizing performance and long-term value of each asset, while embodying Mission Rock’s culture.

  • Ensure that Mission Rock policies and procedures, metrics, systems, best practices, management structures, management reporting systems, compensation systems, use of information technology, and training programs are consistently enforced to comply with the Company Standards.

  • Provide leadership in the overall organizational engagement and morale of the team by assisting in the coordination of activities and events of Mission Rock functions such as picnics, company award ceremony, retreats, etc.

  • Develop marketing and business plans as directed, leveraging Mission Rock’s support departments and expertise.

  • Partner with Marketing & CX team to obtain optimum traffic generation to ensure leasing and occupancy goals are effectively achieved.

  • Ensure payroll, accounts payables, compliance depot, resident referrals, new vendor have required approvals.

  • Ensure reporting to Owners is accurate and timely delivered in accordance with the Property Management Agreement (PMA).

  • Ensure all leasing guidelines, approvals for expenditures, insurance requirements, and Manager duties are performed within the respective properties PMA.

  • Take appropriate action to prevent litigation by ensuring Fair Housing standards and laws are trained and followed from the field to the regional office.

  • Ensure property inspections and the preventative maintenance programs are effectively performed quarterly and are in compliance with Mission Rock’s standard, including escalating and communicating solutions.

  • Inspect and review areas that are associated with risk management and develop plans to mitigate the risks.

  • Promote and ensure a culture of quality service and performance, including prioritizing customer service to achieve operations goals and fostering a focus on quality completions of lease file and operational requirements.

  • Review and approve required reports and ensure the Regional Managers are approving operational reports, per third-party party client and Mission Rock requests.

  • Review and reflect changes for Quarterly projections.

  • May be involve in the acquisition of third-party management assignments/management contracts in the future.

Knowledge

  • Understanding of multi-family industry, including economic cycles and operational best practices.

  • Yardi PMS proficiency

  • CRM (RentCafe preferred) knowledge

  • Bi-lingual (Spanish) is a plus

Experience

  • Multifamily property management experience is a must.

  • 2-5 years Vice President experience.

  • 3-7 years Regional Manager experience.

  • 10+ years management experience.

  • Third-party management experience preferred.

Education

  • BA or BS preferred; proven industry experience will replace.

  • CPM and applicable State Brokers License preferred.
