About the Role:

The purpose of this position is to manage on-site construction activity for varying data center infrastructure upgrade construction projects. Initial project included electrical distribution equipment replacements. Future projects may include chiller upgrades, cooling system replacements, and other sustainability energy reduction initiatives.

Excellent opportunity to gain significant experience working within a live data center environment and with a large financial institution client. Ideal candidate should be process oriented and ready to learn complex client processes which are required for successful project delivery. Ideal candidate will have some live data center construction experience and understand operational challenges to delivering projects within a large critical facilities environment.

What You’ll Do:

· Conduct periodic site visits to monitor the progress of construction. Ensure the work is in general accordance with the approved drawings andspecifications. Coordinates work taking place within a live data center environment. Most construction activity will take place during weekend or overnight hours, some evening / weekend supervisory work should be expected for this position.

· Manages client MOP (Method of Procedure) process for scheduling any / all data center construction related activity. Work with contractors to submit MOP documentation which must be approved by the facility management and client team prior to any work taking place.

· Identifies project safety requirements and monitors project to ensure compliance.

· Prepare construction risk assessment and project status reports. Recommend the release of construction funds. Adjust project resource needs and disbursement schedules. Review agreements, and other submitted documents to ensure timelines arebeingmet. Develop communication practices to distribute to stakeholders. Identify and resolve project risks or issues.

· Leadbyexampleandmodel behaviorsthatareconsistentwithCBRERISEvalues.Influencepartiesof shared interests to reach anagreement.

· Applyknowledgeofowndisciplineandhowowndiscipline integrateswithotherstoachieveteam and departmentalobjectives.

· Identify,troubleshoot,andresolveday-to-dayandmoderatelycomplexissueswhichmayormaynot be evident in existing systems andprocesses.

What You’ll Need:

· The ideal candidate should have at least some baseline data center project management experience, and have a basic understanding of data center infrastructure systems design. All work is anticipated to take place within live data center environments. Operational impacts of construction work must be understood to ensure successful project delivery.

· Bachelor's Degree preferred with 3-5 years of relevant experience. In lieu of a degree, a combination of experience and education willbeconsidered. Data Center experience is required for this role.

· Ability to guide the exchange of sensitive, complicated, and difficult information. Convey performance expectations and handleproblems.

· Leadershipskillstomotivateteamimpact onquality,efficiency,andeffectivenessofthejob discipline anddepartment.

EDUCATION and EXPERIENCE

Bachelor’s degree in Architecture, Engineering, Construction Management, or related field is desired. Minimum eight or more years' construction administration, architecture, engineering or similar experience.

CERTIFICATES and/or LICENSES

Certified Data Center Project Manager, PMP or licensure in related field is desired.

COMMUNICATION SKILLS

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

FINANCIAL KNOWLEDGE

Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.

REASONING ABILITY

Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing strategic solutions for a growing matrix-based multi-industry sales environment. Draws upon the analysis of others and makes recommendations that have a direct impact on the company.

OTHER SKILLS and/or ABILITIES

Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.

Knowledge of the entitlement/permitting process and construction delivery methods and agreements. Familiarity with construction best practices, general building codes, and various building types and systems. Passion for being detail oriented and highly organized.
