Action Facilities Management, Inc Assistant Chief Engineer in Dallas, Texas

Position Summary: The Assistant Chief Engineer is responsible for assisting the Chief Engineer and Project Manager in the management and operations of the facility and systems of all building mechanicals; ensuring a safe working environment; conducting routine assessments; and performing day-to-day corrective and preventative maintenance. This position is responsible for systems and equipment including heating and ventilation, pumps, hot water, cold water, air conditioning, valves, piping, filters, plumbing systems, electrical systems, etc.

Essential Job Functions:

  • Provide supervision to employees engaged in the operation, maintenance, and repair of the high- and low-pressure steam distribution systems for heating, drying, air-conditioning, and air and water pressure systems.
  • Conduct own routine assessments and perform preventative and reactive maintenance.
  • Perform constant reviews on operating and servicing functions in order to provide continuous service and prevent breakdowns.
  • Assist the Chief Engineer and Project Manager to ensure staff operate and maintain site-critical engineering systems and equipment that supply the facility with heat, utility and conditioned power, ventilation, air conditioning and other environmental and critical systems in accordance with diagrams, operating manuals, industry best practices, and manufacturers specifications.
  • Support staff with the engineering systems and drawings and equipment, including boilers, chillers, HVAC equipment, electrical distribution systems, generators, UPS systems, etc.
  • Operate and maintain critical systems such as HVAC, uninterruptible power supplies (UPS), generators, batteries, switchgear, life safety and building automated systems, and utility systems.
  • Make periodic inspections of all engineering systems and equipment and monitoring equipment operations, maintain equipment operating logs and operational reports as required.
  • Proficiently use test equipment and devices pertinent to building operating systems and analyze test results.

Required Skills, Experience, and Education:

  • EPA Universal License
  • 2 years of experience (within the past 5 years) in Building Automation Systems (BAS); Computerized Maintenance Management Systems (CMMS); VISTA; boilers and chillers over 1200 tons
  • 5 years of experience (within the past 7 years) in directing operation and maintenance of equipment in a supervisory capacity
  • Knowledge of major pieces of equipment and system operations
  • Experience in, and understanding of, troubleshooting, repair, and replacement of building equipment
  • High School Diploma or Equivalent
  • Proficient in computer applications including work order systems and email applications
  • A/C Refrigerator Operator Certification, preferred
  • Must currently possess or be able to enroll into a training course and obtain one of the following certifications within 6 months:
  • N.A.P.E. Certification Air Conditioning III - Operations and Management (National Association of Power Engineers)
  • Advanced Boiler Operator Certification
  • International Union of Operating Engineers (IUOE) class 3 stationary engineer

Physical Requirements:

  • Must have the ability to lift up to 50 pounds
  • Must be able to sit, stoop, stand, or walk for long periods of time
  • Must be able to use hands, arms, and fingers to handle, reach, and feel
  • Must have sufficient endurance to maintain assigned work hours and perform tasks over long periods of time
  • Must be able to use heavy machinery
  • Must be able to climb step stools and ladders
  • Must be able to work in confined spaces after appropriate training and with PPE

Working Environment: W rk takes place in a commercial sized facility with indooor and outdoor exposure. May be exposed to weather events as varying noise levels dur to machinery and equipment.
