Summary

The position oversees the 4 regional teams who are responsible for leading the acquisition and disposal of facilities and land rights supporting Duke Energy’s utility operations across all regulated utility jurisdictions. This position is responsible for, fee properties and conveyances, facility and land acquisitions and dispositions, easement acquisitions and releases, land lease negotiations, relocation reimbursements, support for legal litigation and protection against legal claims, and acquiring land rights in perpetuity to operate, maintain, access, rebuild, and improve transmission and distribution electric and gas assets. this position leads comprehensive real estate strategy, planning and management activities for complex property projects supporting both corporate headquarters, power needs. The role provides strategic direction to a team of employees and leaders, sets clear objectives and standards, and provides the challenge and motivation to achieve results and to continuously improve. This position provides training, support, and guidance for Real Estate Regional Managers, corporate leases, telecom leases and timber management, The leader supports the Company’s efforts in safety, complies with Company safety practices and procedures, fostering a focus on safety with the team and contributing to the success of the corporate safety goals. This leader has significant independent day-to-day decision making authority by looking beyond existing methodologies and disciplines in order to define and resolve complex problems.

Responsibilities:

Manages and directs a productive, motivated and safe work force through effective resource management and compliance with safety policies and procedures.

  • Establishes broad strategic plans for organization structure, staffing requirements, and resource allocation.

  • Plans, organizes, monitors and manages work activities of professional employees.

  • Provides employees with training, performance feedback and opportunities for development.

  • Establishes work unit goals and initiatives in support of departmental operational plan and corporate strategic plan.

  • Maintains high level of work productivity and safety by ensuring work group products and services meet quality and safety standards.

  • Ensures appropriate employee recognition and reward practices are executed.

  • Develops and is responsible for the budget and performance results of the team.

Directs a team of Regional Managers, in order to preserve, protect, and represent Duke Energy interests in transactions involving our land and assets. The scope of work:

  • Ensure that Regional Managers encourage teaming and collaboration amongst Land Agents, Research & Data Specialists, and Surveying Coordinators & Specialists.

  • Assure that Regional Managers have visibility and remain abreast of the work being performed within the region to address responsiveness and satisfaction of the Business Partners and customers.

  • Provide proper oversight to verify that 1) land transactions are being processed correctly for fee and non-fee acquisitions and disposals in support of utility operations (Transmission, Distribution, Gas, Renewables, and Generation), 2) Surveying function is providing value add services to Real Estate and other Duke Energy Business Units, by increasing the use of standards, combining work to create scope and cost efficiencies, and 3) Research & Data function is creating standard, accurate Research packages and performing tasks to better leverage the time of Land Agents and Surveying Coordinators/Specialists.

  • Oversees the selection, contracts, and interactions with 3rd party contractors.

  • Note * Disposals and Acquisitions that are fully funded by Transmission and Distribution Right-of-Way may be performed independently within the regions by the Land Services function. Do not require Real Estate Strategy & Transactions function approval.

Establish and maintain effective working relationships with internal and external personnel/groups.

  • Serves as a key contact within Land Services and facilitates communication and coordination between company departments in the acquisition and disposition of real estate interests.

  • Works closely with internal and external customers and serves as a resource to Regional Managers Research Specialists and Land Agents in resolving issues within established schedule and budget to provide timely construction of company facilities and efficient utilization of company resources.

  • Serves as a key relationship contact for the internal groups supported by Land Services for project issues and process improvements.

  • Participates in professional organizations and associations, e.g. IRWA, MUREM, SEE

  • Interfaces with Legal Department personnel on matters relating to real estate law, property title questions, Federal Energy Regulatory Commission (FERC) related matters, and commission and/or court testimony.

  • Communicates with the Tax department about property and income tax matters relating to real estate transactions.

  • Utilizes role as subject matter expert in real estate to provide best practices in the protection and utilization of Company assets.

Remain abreast of current best practices, regulations, and laws relating to all Real Estate functions.

  • Researches professional journals and publications.

  • Reviews information disseminated by Legal and Tax Departments, State Boards, etc., on changes to various real estate, tax, safety, and environmental laws and codes and ensures compliance by subordinates. Recommends changes or revisions to laws/regulations when appropriate.

  • Stays abreast of current real estate market conditions via interfaces with various local, regional, and national real estate professionals, e.g., appraisers, attorneys, negotiators, brokers, real estate managers external to Duke Energy

  • Exchanges information with counterparts in other major corporations to understand and achieve world class status.

Basic / Required Qualifications:

  • Bachelor’s degree in Real Estate, Business or Finance and 10 years of work-related experience.

Desired Qualifications:

  • 5 years’ experience in supervising people.

  • 5 years’ working in commercial real estate

  • 3 years’ experience coordinating and reviewing the work of a diverse work group both internal and external to the enterprise.

  • Demonstrated strong communication capabilities, particularly with senior management and external to the organization.

  • Strong presentation skills

  • Business and finance knowledge

  • Demonstrated capability in receiving high-level objectives, critical issues, new concepts or policy matters and transforming them into executable plans.

  • Ability to provide strong leadership to team members, consultants, contractors, customers and other internal and external entities.

  • Highly effective strategic thinking, analytical problem solving, and decision-making ability

  • Proven ability to function in a matrix driven environment with ability to provide alignment of customer needs.

  • Demonstrated ability to multi-task effectively while maintaining focus on priorities, along with exercising flexibility.

  • Demonstrated leadership and collaboration skills to effectively work with all levels of leadership to individual contributor level to achieve positive outcomes.

  • Demonstrated ability to develop, understand, and translate business plans, objectives, and strategies effectively to peers, customers, and other support teams and organizations

  • Ability to develop consensus among multiple parties with varying interests.

  • Technical expertise of distribution system.

  • Proven ability to lead multiple projects and resources simultaneously.
