Hiring Range is $59,072 to $71,424 annually based on qualifications, education and experience as it relates to the position.

Position Summary:

Under the supervision of the Mechanical Maintenance Supervisor, this position is responsible for supervision and coordination of the District's mechanical maintenance crew, which consists of skilled and semi-skilled personnel engaged in a variety of duties including, but not limited to, HVAC, electrical, equipment repair, and plumbing. This position performs skilled and supervisory work in the operation, maintenance, construction and repair of District parks, recreational facilities, and related equipment. Duties include, but are not limited to, routine, quick response, emergency repairs and capital projects for District facilities.

Essential Duties:

  • Plans, assigns, and directs personnel engaged in mechanical maintenance, special projects and work order assignments. Determines work priorities and assigns personnel in accordance with such priorities.

  • Conducts personal inspections of work performed, instructs/trains personnel in their duties, and advises supervisor and management concerning major problems. Monitors standard and recommends employee disciplinary actions.

  • Directs through subordinate supervision the repair, startup, operation, inspection, shutdown, and general maintenance of swimming pools, park shelter restrooms, tennis court lighting, parking lot lighting, shelter lighting, ball field lighting, driving range lighting and all other District Facilities as assigned.

  • Prepares purchase orders and directs the purchasing of materials and services. Processes purchase orders within District purchasing policies and puts account numbers on those purchases. Approves credit card transactions on an online credit card system.

  • Supervises employee's completion of time cards (using an online timecard system), work sheets, and material used, prepares reports reflecting project progress, costs for time and material used, and other administrative matters. Performs work order and project tracking to provide accurate records of time spent on completing assignments.

  • Prepares annual mechanical maintenance operations budget and recommends District wide capital project improvements relating to electrical, plumbing and HVAC equipment.

  • Assists with District wide routine infrastructure maintenance schedule, including standards and procedures for each recreation facility. Creates and updates an inventory and location of all major electrical, plumbing and HVAC equipment, identifies current condition and recommends replacements based on lifecycle expectancy.

  • Supervises electrical wiring/rewiring, motor repair/replacement, and other electrical work as needed. Supervises repair and maintenance of plumbing including sewer auguring, and valves for water closets, urinals, sinks, drinking fountains, showers and other fixtures as needed.

  • Supervises repair and maintenance of HVAC equipment including heating, air conditioning, duct work, control panels, and other equipment as needed.

  • Trains mechanical maintenance staff on equipment, work methods, chemical safety rules and use of tools.

  • Attends various meetings to coordinate, plan, and communicate with other departments. Communicates status of work orders and anticipated timeline for completion of work orders with other departments and individuals.

  • Hires, trains, schedules, supervises and evaluates assigned staff; provides or coordinates staff training, and works with employees to correct deficiencies.

  • Hires and supervises licensed contractors to perform specialty work outside the abilities of the mechanical maintenance staff.

  • Ensures regulatory compliance with state or local engineering and building codes relating to electrical, HVAC and plumbing. Identifies and brings forward ideas and processes for water savings, energy savings and renewable energy opportunities.

  • Assists the Mechanical Maintenance Manager in the development and planning of the 5 year CIP and preventative maintenance plan and schedule.

  • Participates in the development and implementation of goals, objectives, policies and priorities. Recommends changes to policy and procedures.

  • Observe necessary precautions to assure general public safety; inspect facilities/grounds for safety and maintenance needs.

  • Must be available to work week nights and weekends as needed.

  • Attend and participate in staff meetings, trainings, and orientations.

  • Attend work on a regular, reliable and punctual basis.

Education and/or Experience:

  • Must be eighteen (18) years of age with a high school diploma or equivalent.

  • Three (3) years of experience as a supervisor or foreman for HVAC, plumbing and electrical relating to buildings and pools or a combination of experience that is equivalent to six (6) years of skilled labor experience that is inherent to building and pool maintenance, HVAC, electrical and plumbing.

  • A combination of experience and education may be considered.

Licenses, Certifications, and Other Requirements:

  • Licensed in electrical, plumbing or HVAC preferred. EPA 608 type II card.

  • Must possess and maintain a valid Driver’s License or the ability to obtain within thirty (30) days of hire and maintain an acceptable driving record.

Necessary Knowledge, Skills and Abilities:

  • Requires knowledge of the principles and techniques of mechanical maintenance, and the skill and ability to apply those principles and techniques to perform the essential duties/responsibilities of the position.

  • Thorough knowledge of the techniques, tools and equipment involved in repair and mechanical/routine maintenance of commercial recreational buildings, commercial indoor/outdoor pools and outdoor shelter/restrooms.

  • Knowledge of renewable energy, energy saving techniques and energy management systems.

  • Strong interpersonal and leadership skills. Ability to exchange information with others and to develop and present recommendations.

  • Requires the skill and ability to perform strenuous physical labor.

  • Ability to troubleshoot and assess emergency building and equipment problems and respond in a timely manner.

  • Ability to effectively manage and prioritize situations and goals to maximize available resources and problem solving skills in order to analyze complex problems and implement appropriate corrective actions.

  • Ability to use mathematical reasoning is necessary to carry out the regulations and requirements.

  • Ability to utilize analytical skills and apply results.

  • Ability to use and apply technology.

  • Must be highly motivated and take direction well with excellent interpersonal and communication skills, both written and verbally.

  • Ability to work independently and with a team in a fast-paced and high volume environment with emphasis on accuracy and timeliness.

  • Ability to provide outstanding customer service and get along with coworkers, patrons, and supervisors and interact with employees and vendors in a professional manner.

Material and Equipment Used:

To successfully perform the required job duties, this position regularly uses a personal computer, including database, spreadsheet, word-processing, GIS, and other program specific applications. This position is required drive a District vehicle and/or a personal vehicle for business purposes.

Working Environment:

The employee works in the field subject to variable weather, ecosystems and landscape. Works in an office environment subject to continuous interruptions and background noises.

Physical Requirements:

Stand, walk, sit, manually manipulate, reach outward, reach above shoulders, bend, and lift up to 50 pounds unassisted. May occasionally climb, crawl, squat, kneel and lift, carry, push or pull objects up to 75 lbs. unassisted. Ability to hear vehicle and equipment horns, signals, and engine operation to determine proper operation. Ability to work in adverse weather conditions outdoors Ability to tolerate and work with frequent exposure to dusts, poor ventilation, and mechanical hazards; occasional exposure to fumes, odors, mists, gases; occasional exposure to toxic or caustic chemicals and vibrations from equipment operation; and equipment noise. Alertness, precision, ingenuity, problem-solving, analytical ability, spatial perception, auditory and visual discrimination, tactile discrimination, speaking ability, memory, ability to concentrate, use good judgment and reasoning, develop creative solutions to problems, take initiative, patience ; and ability to write entries on vehicle operation and maintenance logs are needed to perform the essential duties/activities of this position.
