RiseBoro Homecare Inc. Assistant Manager, Construction & Design in BROOKLYN, New York

ESSENTIAL DUTIES AND RESPONSIBILITIES

Under the general supervision of the Director of Construction, the Assistant Manager of Construction & Design provides direct supervision of small to medium size projects in RiseBoro’s affordable housing multi-family construction projects, as well as overseeing the build-out of various non-residential spaces in RiseBoro buildings. This includes reviewing design details in predevelopment, reviewing prospective projects for Energy Performance, attending construction meetings, producing monthly reports to ownership, reviewing contractor invoices, ensuring construction details are properly completed in the field, and performing post-build certification, punch lists, and Quality Assurance. Additionally, the Construction & Design Assistant Manager assists the Construction Manager during the construction phase of larger projects. Specific duties and responsibilities include:

Non-residential space build-outs

  • Manage the fit-out/build-out of non-residential spaces such as social service office suites, Senior and Youth Centers, and various RiseBoro office spaces

  • Ensure build-outs are scoped out correctly to achieve the programmatic goals of each RiseBoro department as relevant

  • Obtain input from RB tenants of nonresidential spaces and facilitate meetings between the design team, contractors, and tenants.

  • Develop budgets for the identified scope and work to secure financing to complete the work

  • Send out budget packages to potential general contractors and design professionals, once pricing is received level bids to select the correct vendor for the job

  • Coordinate with the development team to determine if there are development sources of funding that can be applied to build-outs of non-residential spaces

  • Oversee the design, purchasing, fabrication, and installation of Furniture, Fixtures, and Equipment (FFE).

    Large-scale residential new construction and preservation projects

  • Assist in the management of large-scale new construction and renovation projects in support of the Construction and Design Manager

  • Track and manage contractor’s schedule to ensure prompt delivery of projects

  • Review change orders and implement cost-saving measures to deliver construction projects within budget

  • Produce monthly reports that track key data points in the construction process

  • Review and comment on bids for new construction, rehab, and capital improvement projects

  • Oversee the design, purchasing, fabrication, and installation of FFE

  • Review construction documents in predevelopment with the Construction Manager and the Director of Construction

  • Assist with conformance with various sustainability programs, including Enterprise Green Communities, NYSERDA, PHIUS, and Energy Star, including:

  • Pre-Construction- review of plans/specifications

  • Construction- Open Wall Inspections, compliance with plans

  • Post Construction- monitor testing/results.

  • Coordinate with tenants and contractors during the renovation process to facilitate access for workers to be present for tenant-in-place rehabilitation projects

  • Provide access to buildings for city agencies and third-party contractors as needed

  • Obtain tenant input and facilitate meetings with contractors before renovations

  • Negotiate with management regarding repairs and other tenant-related issues, as necessary

  • Participate in community meetings and events as needed

  • Other related duties as assigned by the Director of Construction

    COMPETENCIES

  • Demonstrated professional experience in the NYC field of construction

  • Demonstrated passion and commitment to the affordable housing industry and sustainable building practices

  • Understands basic engineering concepts and building science principles

  • Extensive knowledge of construction means and methods used in standard NYC multi-family buildings preferred

  • Experience in affordable housing using NYC HPD, NYS HCR, and other agency building standards and practices preferred

  • Knowledge of local NYC DOB codes and safety regulations preferred

  • Excellent oral and written communication skills in the field and on job sites

  • Excellent interpersonal and relationship management skills

  • Ability to work independently and collaboratively

  • Willingness to work on a flexible schedule and travel between multiple buildings daily

  • Highly organized, detail-oriented, and self-motivated

  • Proficient in Microsoft Office Suite and applicable software, specifically advanced Excel

  • Ability to budget, manage and negotiate costs

  • Experience in CAD, REVIT, THERM, and SketchUp or related Building Information Management programs preferred

  • Experience in Sustainable Building Design, Passive House preferred

    EDUCATION and EXPERIENCE

  • Bachelor’s Degree in Construction Management or a related field with a minimum of two (2) years of professional experience in the NYC field of construction

  • Certified Passive House Consultant (PHIUS CPHC) or equivalent preferred

  • OSHA 10 and OSHA 30 preferred

  • Any combination of equivalent education and field experience that provides the required knowledge and skills may be considered qualifying
