       The Brooklyn Center Community School (BCCS) District is seeking applicants to join our custodial team as the Day Lead Custodian. The Day Lead Custodian performs intermediate skilled trades work cleaning and maintaining school building interiors and exteriors, oversees and participates in operations and security of the facility. Coordinates and oversees the work of Custodians. Responsible for following safety guidelines and rules, with an ability to use recommended Personnel Protective Equipment (PPE). Responsible for ensuring a safe and comfortable environment for all occupants. Work is performed under the direction of the District Custodial Supervisor. Daily supervision is exercised over Custodians.

Essential Duties and Responsibilities:

  • Responsible for the proper maintenance of the physical facility including but not limited to floors, walls, windows, ceiling tile, electrical distribution systems, roof, piping systems for water and sewer, heating and cooling, valves, electric motors, fire dampers, and actuators, doors and hardware, lighting systems, furniture, specialty equipment.

  • Inspects and monitors the following systems for proper and efficient operation: heating, cooling, ventilation, plumbing, electrical systems, roofs, furnishings, walls, windows, doors, floors, lighting, etc. Participates in maintaining and the preventive maintenance of these items.

  • Ensures proper preventive maintenance is performed on all building systems to enhance the life of building assets and to provide efficient operation. Actively participates in completing preventive maintenance work orders.

  • Assigns work responsibilities and duties to work efficiently and keeps staff on task. Uses judgment in best placement of personnel for jobs as needed. Must possess strong leadership traits, promote teamwork, and motivate fellow employees. Reviews and rewards staff work; provides input regarding performance; coaches and trains staff.

  • Oversees custodial operations to ensure a clean, sanitary, and safe building. Makes recommendations and changes when improvement is needed. Ensures that ongoing training is provided for all custodial staff as needed in areas of health and safety as well as procedures for cleaning the facility. Actively works with the custodial staff to help clean the facility.

  • Monitors the activity and maintenance of security and life safety systems, including, but not limited to fire, security, emergency exit, parking lot and roadway lighting, and sprinkler systems. Provides a safe and secure building and site. Participates in the maintenance of these systems.

  • Makes and/or directs on-site maintenance personnel in repairs to building fixtures and equipment and notifies the Director of Operations when repairs require an outside contractor. Repairs damaged locks, doors, windows, lockers, furniture, sporting equipment, and machinery.

  • Serves on the call list for such things as security, fire, and mechanical issues and must be willing and able to appropriately respond to these calls in a timely manner.

  • Maintains an adequate inventory of custodial and maintenance supplies and equipment, so the efficient flow of work is not interrupted. Actively participates in ordering, stocking, and organizing inventory.

  • Establishes and maintains proper lines of communication between all parties involved, including, but not limited to, principals, teachers, staff, custodians, and the public using the building.

  • Provides information and helps prioritize the capital outlay and maintenance budget requests.

  • Aids in monitoring the work of outside contractors or suppliers to ensure work performed meets job specifications. Assists in the development of bid specifications. Informs Director of any issues or concerns.

  • Responsible for overseeing the proper cleaning and inspection of boilers, water heaters, chillers, air handlers, pumps, etc. is completed to ensure equipment passes state inspection schedules. Schedules and oversees repairs or recommends replacement as necessary. Checks circuit panel and breakers; replaces light bulbs, electrical outlets, and light switches if authorized to do so.

  • Works with principals and other staff to coordinate the set-up of school activities and events, including public and Community Education activities in the facility.

  • Performs routine cleaning assignments for proper cleanliness and sanitation of the facility. Cleans restrooms and replenishes paper towels, toilet paper, and soap; unclogs toilets, sinks, and drinking fountains and performs other minor plumbing repairs as needed. Cleans up spills and sanitizes areas following incidents involving bodily injuries

  • Oversees outside grounds maintenance activities including mowing, trimming, and snow and ice removal.

  • Maintains or assists with key management for the building.

  • Actively participates in custodial and maintenance services, preventive maintenance, activity set-up, equipment checks, grounds maintenance, and all other aspects of facility and site maintenance.

  • Ensures energy conservation measures are in place including proper temperature set points, lighting control, and exhaust fans scheduled. Performs spot checks to ensure proper conservation measures are in place.

  • Fulfills requests to move furniture, supplies, and other heavy objects.

  • Operates light automotive and mechanical equipment.

  • Performs routine security tours of the building and grounds to which assigned and reports unusual observations to supervisor.

  • Performs other related duties as apparent or assigned.

Qualifications and Requirements: High School Diploma or GED.License/ Certification: Willing and able to obtain and maintain a State of Minnesota 1st Class “C” Stationary Engineers License within an agreed-upon timeline. Must successfully complete the required Health and Safety training curriculum within the specified time frame. HVAC training, and a valid driver's license are required.Required Work Experience in Addition to Formal Education/ Training:

  • High School diploma or equivalent, plus three to five years’ experience as a custodian preferred.

  • Basic computer skills for the operation of a personal computer, energy management system.

  • Hands-on working experience in facility repair.

  • Keep current in building trends, materials, and construction costs.

  • Building maintenance, basic electrical, plumbing, and air distribution knowledge preferred.

  • Blueprint reading and interpretation, 3-5 years of tile and carpet floor care.

  • 3-5 years of progressive supervision experience preferred.

Compensation:$18.40/hour - $26.15/hour, Day leads receive a $2 differentialHours:7:30am-4:00 pm Monday-FridayEssential knowledge and specialized subject knowledge required to perform the essential functions of the job:

  • Thorough knowledge of cleaning materials, supplies, and equipment;

  • Thorough knowledge of building fixtures and equipment;

  • Ability to plan, train and supervise the work of subordinates;

  • Ability to establish and maintain effective working relationships with associates;

  • Demonstrated strong reasoning ability:

  • Strong mechanical aptitude to troubleshoot systems and equipment and make timely, cost-effective repairs;

  • Strong Computer skills to operate Building Automation Systems (BAS), spreadsheets, and word processing software.

PhysicalRequirements:Sitting, standing, walking, squatting/kneeling, climbing, balancing, reaching, grasping, pushing/pulling, twisting/bending, lifting/carrying up to 50 lbs multiple times per shift, hearing, and seeing.Working Condition:Spends most time indoors with possible exposure to extreme heat when working with cooking equipment. Possible exposure to distraction/uncomfortable noise levels.
