But we didn't stop at providing housing. Breaking Ground's programs and services help people experiencing street homelessness - especially those who have been on the streets the longest - to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.

Located in t he Bronx, Park House offers 248 units of permanent supportive housing to low-income New Yor kers , and chronically homeless individuals, including individuals with mental illness. Breaking Ground coordinates property management services.

Located in the Bronx, Webster Avenue offers 170 units of permanent supportive housing to low-income New Yor kers , people living with HIV/AIDS, and chronically homeless individuals, including some with mental illness. The Center for Urban Community S ervices p rovides comprehensive onsite social services, and Breaking Ground coordinates property management services.

Reporting to the Building Director, the S enior Maintenance Supervisor, oversees the day-to-day building operations including all direct supervision of Maintenance Supervisor and Assistant Maintenance Supervisor. These activities directly support the residents and contribute to Breaking Ground’s overall mission of ending homelessness. This position directly impacts the quality of life of all tenants by providing a structurally safe, exceptionally clean, and highly maintained positive environment. These buildings are the prominent buildings for Breaking Ground’s permanent housing portfolio. Additionally, they provide space for public and private events, fundraising and tours. The S enior Maintenance Supervisor develops a preventative maintenance plan, performs electrical, plumbing, mechanical, and general carpentry work. The S enior Maintenance Supervisor assigns tasks and coordinates inspections with tenants, supervisors, peers, and related city agencies; and oversees maintenance of building systems through work orders, purchasing , and building inspections. The S enior Maintenance Supervisor ensures the building maintains certificates of fitness.

The S enior Maintenance Supervisor must reside on site and provide after-hours emergency coverage.

ESSENTIAL DUTIES AND RESPONSIBILITES:

  • M anage day-to-day building functions, walkthroughs and supervise the M aintenance S uper visor and A ssistant Maintenance S uper visor II

  • Manage 4 0 0+ units across multiple properties

  • Ensure building is event-ready maintained

  • Oversee the maintenance contracts from multiple vendors across multiple properties

  • Oversee the m anage ment of building maintenance services and systems with contractors and supervisors

  • Ensure that proper unit turnover and maintenance work order service levels are maintained

  • Manage annual budget for Maintenance department

  • Pro-actively monitor and address summonses/violations/City complaints via agency websites and additional tools e.g., SiteCompli and strategize to reduce violations/summonses

  • Manage preparation of annual building-wide inspections conducted by DHS, DOH, DOB, FDNY, and other agencies

  • Provide direction and ensure tenant concerns about maintenance are addressed via meetings or written notices

  • Respond to emergency calls and manage how maintenance staff rectify existing conditions

  • Respond to summons, violations, and city complaints

  • Assist in preparation of annual budget and maintain budget for maintenance department

  • Maintain inspection logs for standpipe/sprinkler; maintenance logs; and all federal, state, and city regulations

  • Ensure building compliance with all building and health codes

  • Perform other duties as assigned

    MINIMUM QUALIFICATIONS:

  • High School Diploma, GED, or Trade School Certification required

  • Minimum 5 years working in the building trades or related field

  • Minimum 3 years of supervisory experience

  • Previous experience using Maintenance Connection, or another Computerized Main

  • Previous experience using Maintenance Connection, or another Computerized Maintenance Management System (CMMS) system required

  • Taken supervisory and managerial training seminars preferred

  • Proficiency with Microsoft Office Suite programs including Word, Excel, Outlook, and Microsoft Teams, and some property management programs like MRI Outlook

  • Basic skills in plumbing, electrical work, carpentry, and dry wall application

  • Required: current S-12 Fire Sprinkler, S-13 Standpipe, and S-95 Fire Alarm Systems Certifications

  • Preferred: F-07 and W-07 Fitness for Fire and Emergency Drill Conductor Certifications

  • If needed for the building, complete any required certifications within first six months of employment

  • Ability to read and understand basic floor plans

  • Ability to read and understand English

  • Ability to work with diverse population, including persons with mental illness and histories of homelessness
