Job Summary/Basic Function:

To manage custodial staff in the maintenance and floor care operations and training for a large multi facility campus; perform related work.

Primary Work Schedule: Monday - Friday, 5 pm - 1:30 am. With ability to flex to work later hours, depending on projects.

Level Scope:

Provides immediate supervision to a unit or group of existing custodial employees. A portion of time may be spent performing individual tasks related to the unit; however, training and supervisory activities must constitute a primary part of the job. Supervises unit to ensure compliance with departmental or campus policies, procedures, and defined internal controls. Ensures accountability and stewardship of campus resources (operational, financial, and human) in compliance with departmental standards and procedures. Capable of performing heavy-duty floor maintenance work on various types to include, but not limited to, tile, wood, concrete, rubber and carpeted surfaces. Work with customers and management to design and implement floor project schedules. Train and direct custodial staff in the care, maintenance, cleaning and resurfacing of various floor types as well as care, maintenance and operation of a variety of floor equipment.

Essential Functions:

This position works in direct correspondence with the custodial staff and their supervision.\' this role only oversees 4 team members, but does work with the custodial supervisors for training on regular maintenance of the floors.

Formulates long-range plans for floor cleaning and maintenance services and operations; develops and implements work standards, priorities, staffing levels, and cleaning techniques for Custodian Floor Technicians; provides input to develop and monitor annual floor cleaning budget; may develop specifications and implement contracts for carpeting and window cleaning, reports areas of repair, and replacement to management; may assist with review, and award of bids; plans and schedules cleaning of facilities and preparation of rooms as to not disrupt occupant; writes equipment specifications as requested; ensures custodial supplies meet established standards; prepares shift reports and incident reports; solicits and monitors use and testing of new products and techniques from approved vendors.

Trains and directs staff in floor care and evaluates performance; orients new employees; conducts safety meetings, accident investigations, training classes, and related sessions to improve services and reduce accidents; conducts shift briefings.

Operates scrubbing, buffing, shampooing, vacuuming and wet/dry pickup machines: performs preventive and routine maintenance on cleaning equipment: finishes floors using sanders, strippers and final finishers: drives or operates snow blowers, dollies, for lifts and campus vehicles.

Weekly equipment maintenance to include but not limited to replacing belts, brushes and bearings in power equipment, scheduling equipment with outside contractors for maintenance or repair, tracking of equipment location; maintaining a fully stocked and work-ready supply space.

Tracking of employees and hours worked on projects; inventories of supplies and materials; ensures room availability and project timelines are followed; writes estimates, tracks budgets, reports costs and labor hours per project, recommends and forecasts future floor care projects.

Knowledge, Skills, Abilities:

Knowledge of principles and processes for providing customer and personnel services including needs assessment, meeting quality standards and deadlines, and evaluation of customer satisfaction.

Knowledge of business and management principles involved in strategic planning, budgeting, timelines/schedules, resource allocation, leadership technique, and coordination of people and resources.

Ability to manage one\'s own time and the time of others.

Assigns work and evaluates performance, and explains priorities for completion of projects.

Oral instruction to train in the proper and safe operation of equipment and cleaning agents.
